§ 9.02. R-1-A One-Family Residence District.

    Purpose. The R-1-A District is established to provide low density areas in which the principal use of land is for single-family dwellings and related uses. In this district community water supply and sewer facilities, essential to public health are already available or can be made available as development takes place.

    2.

    Permitted Uses. Any use permitted in the E-1 One-Family Residence District, provided each such use shall be served by public water and sanitary sewage systems.

    3.

    Special Uses. The following uses may be allowed by special use permit in accordance with the provisions of the Administrative Section:

    Golf course, regulation size or "par 3" but not including commercially operated driving ranges or miniature golf courses.

    Colleges and universities, including dormitories, fraternities, sororities, and other accessory buildings necessary for operation, but not including business colleges or trade schools when operated for profit.

    Cluster Subdivisions.

    Filling of holes, pits or lowlands with non-combustible material free from refuse and food wastes.

    Rest homes, nursing homes, hospitals and sanitariums, for human beings only.

    Institutions for the aged and for children.

    Public transportation terminal facilities.

    Public service uses, including filtration plant, pumping station and water reservoir; sewage treatment plant; sanitary land fill; police and fire stations; telephone exchanges, electric substations and other similar public service uses.

    Railroad rights-of-way and trackage, but not including reclassification yards, terminal facilities or maintenance facilities.

    Airports or aircraft land [landing] fields.

    Radio and television stations and towers.

    Private recreational areas or camps, when not operated for profit.

    Nursery school.

    Penal or correctional institutions.

    Swimming club, private (non-profit).

    Swimming club, private (commercial).

    Cemeteries, including crematories and mausoleums in conjunction therewith.

    4.

    Off-Street Parking. Off-street parking and loading facilities shall be provided as required or permitted in Section 13.00

    5.

    Minimum Lot Size:

    a.

    Every one-family detached dwelling hereafter erected shall be located on a lot having an area of not less than nine thousand (9,000) square feet, and a width at the established building line of not less than seventy (70) feet.

    b.

    All non-residential principal uses of buildings as permitted herein shall be located on a tract of land having an area of not less than nine thousand (9,000) square feet with a minimum width at the building line of not less than seventy (70) feet.

    c.

    Minimum lot sizes for special uses shall be prescribed and conditions imposed at the time a special use permit is authorized, but in no case shall any such lot have an area of less than nine thousand (9,000) square feet.

    6.

    Yard Areas. No building shall be erected or enlarged unless the following yards are provided and maintained:

    a.

    Front Yard. A front yard of not less than twenty-five (25) feet.

    b.

    Side Yards. Each lot shall have two side yards, the combined width of which shall be not less than 25 percent of the width of the lot; provided, however, that neither side yard shall have a width of less than 10 percent of the width of the lot, or seven (7) feet, whichever is greater.

    On corner lots the side yard adjacent to the street shall have a width of not less than 25 percent of the width of the lot, but need not exceed twenty (20) feet, and in the case of a reversed corner lot there shall be maintained a setback from the side street of not less than 60 percent of the front yard required on the lots in the rear of such corner lots. No accessory building on said reversed corner lot shall project beyond the front yard required on the adjacent lot to the rear, nor be located nearer than five (5) feet to the side lot line of said adjacent lot.

    On lots upon which a non-residential use is erected or enlarged, there shall be a side yard of not less than ten (10) feet on each side of the main structure and a combined total of side yards of not less than twenty-five (25) feet.

    c.

    Rear Yard. A rear yard of not less than thirty-five (35) feet.

    7.

    Maximum Lot Coverage. Not more than 35 percent of the lot area may be occupied by buildings and structures, including accessory buildings.

    8.

    Floor Area Ratio. The maximum floor area ratio for permitted uses, special uses and accessory uses shall be as follows:

    a.

    Permitted Uses:

    (1)

    One-family detached dwellings and permitted accessory uses: 0.35.

    (2)

    Non-residential uses, same as E-1 District.

    b.

    Special Uses. The same floor area ratios shall apply as allowed in the E-1 One-Family Residence District.
